Reading Smart Growth
A new smart growth plan for Reading, Massachusetts guides redevelopment of the downtown area around the commuter rail station. 500 new housing units are added above reorganized retail blocks that line the main streets and restore the mixed use density of the early 20th century. A phasing plan and new design guidelines chart a path through the next fifty years of town development.

Wakefield Economic Day
At the core of Wakefield’s new Housing Master Plan are four “smart growth” housing design templates based on measured studies of existing neighborhood patterns and developed through community participation. Now adopted into the town’s zoning code, these preferred solutions promote quality affordable housing and reinforce neighborhood identity and character.

College Landings Academic Village
College Landings is a mixed-use development of residences, civic buildings, offices and shops that functions both as an independent community and as an extension of the adjacent Eckerd College Campus. In order to encourage walking and community life the plan is organized around a hierarchy of public spaces – greens, squares, parks and promenades. Overlaid on this pedestrian realm is a distinct network of drives that accommodate vehicular traffic throughout the site.

Le Ceiba, Honduras
As the expanding tourist industry searches for more exotic destinations, need inspires opportunities. Le Ceiba has been a small port city for centuries but has been discovered as a seaside resort location for many South Americans. Through their experience in the Caribbean, HDA had the opportunity to provide a Master Plan for this resort community including a new marina, hotels, timeshares and commercial plazas.

Hanover Master Plan
Potential development sites across Hanover are identified and model projects are planned to provide new housing and mixed use growth. Public leadership and forward looking design invite private development to participate in new village centers, affordable neighborhoods, senior housing, and mixed use complexes.

Jefferson Park Master Plan
Schematic studies of redevelopment options at various levels of density envision a new model of public housing for the 21st century. Versions include reorganization of the existing buildings with new exterior finishes and more dramatic reconstruction of the entire complex with new streets and parks integrated into the surrounding neighborhood.

Thames River Landing
The re-use of the Norwich State Hospital, a large campus of architecturally significant buildings located on a 416 acre site overlooking the Thames River has been a quandary ever since the closing of the facility. HDA has prepared a Master Plan for a viable restoration of the property that will preserve many of the buildings, open the public access to the river and breathe new life and vitality into the site as well as the community.

Banner Country Club & Estates
During the 1940’s and 50’s the Connecticut River valley was the summer spot for cosmopolitan New Yorkers. Banner Lodge was the host to up and coming celebrities and presidential hopefuls. Jack Banner built one of the first 18 hole golf courses in New England in 1960. Today, the 416 acre property is undergoing a renaissance with a new clubhouse, improved greens and a new sense of community. HDA provided a new Master Plan, designed the Clubhouse and has restored the old cabins into modern townhomes. The Banner legacy will continue into a new century with a vitality that comes from a vision becoming a successful reality.

536 Granite Street - Peabody Office Building
As the headquarters of a major construction company, this office building design was to symbolize the strength and stability of this familyowned firm. The site is a prominent intersection of five roads at the apex overlooking acres of conservation land. The base of the building is comprised of over-sized stone arches and the main entrance is flanked by prominent columns.

212 Stuart Street
To complete the Stuart Street corridor leading into the theater district, this ten story mixed use building was as a gateway to the historic Bay Village district and compliment to the Statler business district. The existing site also included two divergent four story historic facades that were incorporated into the design with the new building serving as a support matrix and background to the Art Deco and Gothic facades.

1285 Beacon Street
The urban environment is constantly in a state of flux. This small corner was previously a gas station in the midst of retail shops and apartment buildings. Today, this is the site of a two story commercial building with two levels of underground parking. The building design is contemporary yet respectful of the surrounding varied styles which are reflective of the
history of Coolidge Corner.

RSC Corporation
A new corporate headquarters for a medical supply company features a two story atrium with a glass-wrapped entry lobby. A new floor was inserted into the existing building volume. New windows and facade cladding give the building a contemporary elegance scaled to its urban setting.

Santa Clarita City Center
Set atop an olive grove in the southern California hills, this new city center organizes civic and institutional buildings along a gigantic shaded promenade built over a multi-level parking garage.

TF Greene Intermodal
To promote the ease of utilizing mass transit, this intersection of train, automobile and air travel is planned for this regional airport. Located along the major rail line between Boston and New York City and adjacent to TF Greene Airport, this facility will include a rail terminal, seven story parking garage and bus station linked to the air terminal via an elevated
mono-rail people mover.

New England Aquarium Sea Mammal Environment
This project creates a new public visitor environment and animal habitat out of an existing holding pool and utility buildings. Orchestrated as a procession of ramps and platforms for viewing the animals, the exhibit is designed to provide a multiplicity of ways to interact with the seals and otters and their environment.

Lincoln Way Community Center
$15 million worth of completed work with Cambridge Housing Authority spans over 20 different CHA developments since 1995. These projects range from a new steel framed masonry clad community center to the renovation of over 500 units of family & elderly housing. Building types range from an underground concrete parking garage to high rise housing, and the award winning Garfield St. Family Housing.

Frongillo Farm
A 60 unit affordable development slips garages below grade off of shared driveways so that bays and porches create a strong neighborhoodstreetscape. The interiors step upwards creating dramatic overlooks and double height spaces. Pre-fabricated construction allows each duplex building to be configured differently while keeping construction economical.

183 Massachusetts Avenue
The building contains 31 luxury residences in 9 stories on a 6,000 SF footprint. The basement contains 15 parking spaces, utility rooms and vertical circulation. The street level contains a retail space on Mass. Ave to continue the commercial nature of the street with two residential units on the south side to address the adjacent row houses. The building materials progress from the traditional brick to modern panes of glass reinforced concrete to large glass expanses as the building approaches its modern cast concrete neighbor.

1501 Commonwealth Avenue
40 apartments are terraced into a hillside site in Brighton with parking tucked underneath. Brick walls and projecting bays pick up onneighborhood building patterns while the forms and materials express a contemporary sensibility. Solar collectors on the roof and front façade,a water storage tank for community garden use, permeable paving, and efficient building systems create a model for sustainable urban development.

Garfield Family Housing
An award-winning 8 unit affordable development on a prominent corner in Cambridge creates a thoughtful transition between a commercial street and a neighborhood of Victorian houses. The massing steps back to create a series of stairs and porches that give the building an appropriate scale.

New Construction 60 units, Bristol CT
SFC facilitated a 4.2 million dollar construction loan for expansion of an existing condominium complex adding 60 units of moderate income housing to the city housing stock.

 

 

Development Finance 427 units, Danli Honduras
Current stage funding for completion of pre-project construction and engineering. Our client SADECO S.A. will also be funded for a 3 million dollar infrastructure and construction line. This low and moderate income project will be completed to fulfill the housing needs of the workers of a local tobacco union.

 

 

Tax Syndicated Elderly Housing 48, Winsted CT
SFC using its experience of tax syndication was able to provide the developer of this elderly housing project 97% financing with a market rate of 150 basis points under the going market. Located in the city of Winsted this rent restricted project added badly needed affordable housing to the senior citizens of the area. Outsource Services,

 

 

Valley Bank, Bristol CT
SFC provided the “back room” mortgage services for this startup banking institution. Complete turn key services from program creation to underwriting, funding and portfolio servicing was provided. By allowing the bank to concentrate its financial resources on building it depository base the bank could provide a full range of customer services at a reduced cost. With the execution of our training and transitioning plan we were able to have the bank fully functional in under two years.

 

 

Portfolio Development, Hartford, CT
Co-creation and management for 5 years of a state of Connecticut housing bond fund. This non-profit housing rehabilitation program titled “The South Hartford Initiative” was used to improve the existing housing stock throughout the capital city of Hartford. SFC was tasked with providing all required mortgage banking and portfolio services achieving a portfolio performance of less than 1% at 100% funding.
